Who regulates the real estate agent's claude playbooks

• Fair Housing language (no protected-class steering)
• MLS/IDX rules in your area
• State license disclosure required on all marketing
• Broker/agent disclosure
• No guaranteeing sale price or timeline

Universal red flags to scan for

• Superlatives you can't prove: "best," "cheapest," "top-rated"
• Guaranteed outcomes: "guaranteed to [result]"
• Comparison claims naming competitors
• Specific rates, prices, or figures without disclaimers
• Urgency that isn't real
• Testimonials without proper disclaimers (some states restrict entirely)
• Statistics without citation

Scan for compliance red flags in the real estate agent's claude playbook marketing.

Flag every:
- Superlative
- Specific numeric claim
- Competitor comparison
- Urgency claim, is it real?
- Missing disclaimer
- Implied endorsement
- Claim about outcomes that vary
